If you have spent any amount of time in Chilliwack or the Fraser Valley, you know that it rains…a LOT! So, how do you protect your investment from getting waterlogged or worse yet, turning your living room into a basin of once usable furniture? These very simple steps can prevent your modular from unnecessary and expensive damage.
Proper installation
Once your modular unit is delivered to its permanent location, you want to make sure that it is installed properly by professionals – this will go a long way and save you headaches and expenses in the long run. A solid foundation or footing plays a crucial role in ensuring that water or moisture does not enter the building from below the structure – this could cause serious issues in the future such as mold, a weak structure and a loss of the modular integrity. If your modular comes in more than 1 piece (or Module) it is important to make sure that both modules are assembled seamlessly.
Add a gutter system
Understanding the significance of a gutter system is not only important but essential to the integrity of your roof system and subsequently the overall health of your building. At the very basic level the purpose of a gutter system is to prevent moisture from penetrating the modular structure and causing damage.
A properly installed gutter system will have a seamless gutter on all sloped edges that is securely affixed to the fascia with a downspout that defers the water a minimum of 3 feet away from the modular.
To ensure your gutter system functions efficiently always be sure to keep the gutters clear of debris so that the system does not allow the water to flow onto, or worse, into the building.
Seals around windows and doors
A quick visual inspection of your windows and doors will be time well spent. By ensuring the windows and doors are sealed properly you can prevent any accidents, from the ever flowing water that Mother Nature seems to relentlessly send our way, from entering your structure.
When doing your inspection you want to look for holes or bubbles in the silicone, and make sure the window drains are free from obstructions – this simple step will avoid future problems like condensation, humidity and rot.
It is also important to check the integrity of the weatherstripping around your doors.
To be thorough in your inspection, and to give you peace of mind that your investment will withstand the wet elements, take a look to see that the dryer vents, hood fans, bathroom fans, and AC units are properly sealed.
Routine maintenance will save you not only time and money, it will protect your modular so that you can enjoy it for
